Right now, if you turn on your TV, you can choose from many different shows about house flipping, such as “Zombie House Flipping,” “Flip or Flop” and “Property Brothers.” House flipping is when you purchase a house or property with the intent to fix it up and sell it for a profit. The rehab business has seen tremendous growth over the past few years, due in part to the popularity of these TV shows. While these shows can give you an idea of what house flippers go through during the remodel process, they do not go into depth on issues that you may come across during the repair process. In this month’s blog, we will be addressing Foundations - problems, causes, repair options and prevention.
What are the signs of foundation problems? There are actually quite a few things that can give you a hint that you might have foundation issues. Doors that get stuck or look crooked, uneven and sagging floors, cracked tiles and hardwood flooring starting to buckle, cracked and bowing in walls or a cracked chimney are a few obvious signs to look for. Other signs to look for are a wet crawl space, pooling water near a slab foundation, uncomfortable indoor humidity, strange smells coming from the basement or a large insect infestation in the basement.
What are the causes of foundation issues? Movement and shifting soil underneath the property is often the root of foundation problems. Humidity from water seepage, improper drainage, water leaks under the slab, tree root intrusions and inadequate foundation waterproofing can also lead to foundation issues.
What are the repair options? Foundation Underpinning is the process of strengthening the foundation of an existing building or structure. In this process, the area underneath the foundation is repaired or reinforced. There are many different types of underpinning methods to choose from. This type of repair method is only required if the foundation cannot fully support the structure which rests upon it. Your foundation may also require Helical Piers & Helical Piles. Helical Piers are deep foundation solutions used to secure new or repair existing foundations. They are most commonly used whenever soil conditions prevent standard foundation solutions.
What can you do to prevent foundation problems? Make sure you are taking the time to inspect your home every couple of months. Look for damage, cracks and insect infestation. If you notice minor cracks, go ahead and fill them. Install a good foundation drainage system, and maintain a consistent moisture level around your foundation. Protect your foundation from large trees and install a root barrier if needed. Also, don’t forget to have all of your plumbing inspected yearly.
